Adebiopon Homes (“Adebiopon Homes,” “we,” “us,” or “our”) is a real estate business operating in the Republic of Nigeria. We help people discover, buy, and rent properties through our website, and we help buyers and tenants manage the properties they have purchased or rented, including paying rent, gas, and power/electricity through our App.
This Privacy Policy explains what personal information we collect, why we collect it, how we use and share it, and the choices and rights available to you when you use our Website or App (together, the “Services”). Please read this Policy carefully. By accessing or using the Services, you agree to the collection and use of information in accordance with this Policy.
This Policy should be read alongside our Terms of Use and our Cookie Policy, both available on the Website and in the App.
1. Who We Are
Adebiopon Homes is a real estate company registered in Nigeria as a business. Our registered address is:

For the purposes of applicable data protection law, including the Nigerian Data Protection and Privacy Act, 2019, Adebiopon Homes is the data controller responsible for your personal information collected through the Services.
2. Scope of This Policy
This Policy covers two connected products:
- The Website (www.adebioponhomes.com): where properties for sale and for rent are advertised, showcased, and searched by prospective buyers and tenants.
- The App (www.app.adebioponhomes.com): a customer portal for people who have already bought or rented a property through us, used to manage that property, including viewing account and lease/ownership details, paying rent, paying for gas and power, raising maintenance requests, and receiving notices.
Where a section applies only to the Website or only to the App, we say so explicitly.
3. Information We Collect
3.1 Information You Give Us
We collect information you provide directly, including when you create an account, browse or enquire about a listing, apply to buy or rent a property, sign a lease or purchase agreement, or use the App to manage your property. This may include:
- Identity information: full name, date of birth, gender, government-issued ID number, and next-of-kin details.
- Contact information: email address, phone number, home address, and postal address.
- Account credentials: username, password, and account preferences.
- Financial and payment information: bank account or mobile money details, billing address, transaction history, and records of payments for property purchases, rent, gas, and power. Card and mobile money details are processed by our payment processor(s) (Opay) and are not stored in full on our own systems.
- Property and tenancy information: the property you have purchased or rented, lease or sale agreement details, unit/meter numbers, move-in/move-out dates, and maintenance history.
- Documents and images you upload: proof of identity, proof of payment, tenancy or sale agreements, utility meter photos, and photos of maintenance issues submitted using your device’s camera or photo upload feature.
- Communications: messages, enquiries, complaints, and feedback you send to our support team, agents, or property managers.
- Marketing preferences: your choice to subscribe to our newsletter and promotional emails.
3.2 Information We Collect Automatically
When you use the Website or App, we automatically collect:
- Device and log information: IP address, browser type, device type and identifiers, operating system, referring URLs, and pages viewed.
- Usage information: search queries, listings viewed, favourites/saved properties, in-app actions (such as rent or utility payments made), and time spent on pages or screens.
- Cookies, web beacons, local storage, and session data: as described in our Cookie Policy.
3.3 Location Information
With your device permission, we use geolocation (including through Google Maps APIs) to show properties near you, provide directions to listings, verify a property’s location, or improve search relevance. You can disable location access at any time through your device or browser settings, though some features may not work as intended without it.
3.4 Camera Access
The App may request access to your device camera so you can photograph and upload documents, utility meter readings, or maintenance issues at your property. We only access the camera when you actively choose to take or upload a photo; we do not access your camera in the background.
3.5 Information from Third Parties and Social Login
You may choose to sign up or log in using a third-party account through Facebook Login, Google Login, or LinkedIn Login. If you do, that provider will share certain information with us, typically your name, email address, and profile picture in accordance with your privacy settings on that platform and that platform’s own privacy policy. We may also receive information from property agents, developers, landlords, credit or identity verification providers, and payment processors involved in your purchase, tenancy, or account.
4. How We Use Your Information
We use the information we collect to:
- create and manage your account and verify your identity;
- list, showcase, and help you search for properties for sale or rent;
- process property purchase applications, lease/tenancy agreements, bookings, and viewings;
- process and record payments for property purchases, rent, gas, and power, and send you receipts, invoices, and payment reminders;
- operate the property management features of the App, including maintenance requests and account/property notices;
- send you service communications (account, security, billing, and legal notices);
- send you newsletters, offers, and marketing communications, where you have opted in, you may unsubscribe at any time;
- measure and improve the performance of the Website and App using analytics tools;
- show relevant advertising, including through retargeting, on our Services and on third-party platforms;
- detect, investigate, and prevent fraud, abuse, and security incidents;
- comply with legal, tax, anti-money-laundering, and regulatory obligations; and
- respond to your enquiries and provide customer support.
5. Cookies and Similar Technologies
We use cookies, web beacons, local storage, and session identifiers to operate the Services, remember your preferences, understand traffic, and deliver advertising, including retargeted ads through advertising networks such as Google Ads. 6. Advertising and Analytics
We use digital analytics tools to measure traffic and usage of the Website and App, and we display advertising, including third-party and retargeted advertising, based on your interactions with our Services. We do not currently use the Facebook Pixel. Where we work with advertising or analytics partners, those partners may independently collect information about your device or browsing activity subject to their own privacy policies.
7. How We Share Your Information
We do not sell your personal information. We may share information with:
- Service providers: payment processors, mobile money and banking partners, cloud hosting providers, analytics and advertising providers, identity verification services, communication (SMS/email) providers, and customer support tools, each acting on our behalf.
- Property counterparties: landlords, developers, property owners, agents, and utility providers where necessary to process your purchase, tenancy, rent, gas, or power payments, or to manage the property.
- Professional advisers: lawyers, auditors, and consultants, where reasonably necessary.
- Regulators and authorities: where required by law, court order, or to protect our rights, property, safety, or that of others, or to comply with anti-money-laundering and tax obligations.
- Business transfers: if Adebiopon Homes is involved in a merger, acquisition, financing, or sale of assets, your information may be transferred as part of that transaction, subject to this Policy.
8. Data Retention
We retain personal information for as long as necessary to provide the Services, manage your account, property purchase, or tenancy, and to comply with our legal, accounting, and regulatory obligations (including record-keeping requirements associated with property and financial transactions). When information is no longer needed, we securely delete or anonymize it.
9. Data Security
We use reasonable administrative, technical, and physical safeguards designed to protect your information against unauthorized access, loss, misuse, or alteration, including encryption of payment data in transit, access controls, and restricted internal access to personal information. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
10. Your Rights and Choices
Subject to applicable law, including the Nigerian Data Protection and Privacy Act, 2019, you may have the right to:
- access the personal information we hold about you;
- request correction of inaccurate or incomplete information;
- request deletion of your information, subject to legal and contractual retention requirements (for example, active tenancy, purchase, or payment records);
- object to or restrict certain processing, including direct marketing;
- withdraw consent where processing is based on consent, without affecting processing carried out before withdrawal;
- unsubscribe from our newsletter and marketing emails at any time using the “unsubscribe” link in any email or by contacting us; and
- lodge a complaint with the National Information Technology Development Agency (NITDA) or other applicable regulator.

11. Children’s Privacy
Our Services are not directed to, and are not intended for use by, children under the age of 13. We do not knowingly collect personal information from children under 13. If we learn that we have inadvertently collected such information, we will take steps to delete it promptly.
12. Payments
Our Services allow you to make payments online, including for property purchases, rent, gas, and power through third-party payment processors. Those processors collect and process your payment card, bank, or mobile money details directly, subject to their own privacy and security standards. We receive confirmation of successful payments and limited transaction details necessary to update your account and issue receipts, but we do not store full card numbers.
13. Third-Party Links and Social Login
The Services may contain links to third-party websites and allow login via Facebook, Google, or LinkedIn. We are not responsible for the privacy practices of these third parties. We encourage you to review their privacy policies before providing them with information or granting them access to your data.
14. International Data Transfers
Some of our service providers (for example, cloud hosting, analytics, and advertising providers) may process information outside Nigeria. Where this occurs, we take reasonable steps to ensure your information continues to receive an appropriate level of protection consistent with this Policy and applicable law.

16. Changes to This Policy
